How Often Do Roofs Need Replacing?

How often do roofs need replacing is something that homeowners should be aware of. A roof should not be changed frequently. If you worked with a dependable roofing contractor, you shouldn’t need to repair your roof until it is almost completely worn out or it is at the end of its lifespan. And depending on what type of roof you have installed, whether it’s a metal roof or a shingle roof, its lifespan can last between 15 to 100 years.

These lifespans, however, are also affected by numerous factors that can shorten the estimated life of your roof. So even if they are made to last longer, if the roof is exposed to constant harsh weather and is not properly maintained, then it might need replacement after a few years only. This blog post will help you understand other factors that can affect how often do roofs need replacing.

So, how often do roofs need replacing? Factors to Consider

  • Types of Roof

Roofs are made from different materials and depending on which type of roof you have installed in your home, they might last up to 100 years or even more. Two of the most durable types of roofs we have in the market today are metal roofs and tile shingle roofs. They are estimated to last between 50 to 100 years. On the other hand, Wood, Asphalt, Composite, and Fiber Cement shingles are estimated to last between 15 to 45 years only.

  • Maintenance

A roof that is not well-maintained will not be able to stand the test of time. No matter how durable the type of roof you had installed, maintenance can still shorten its lifespan.

How well do you take care of your roof? What are the preventive maintenance measures you have in place? Do you conduct regular inspections? These are only some of the questions that need to be taken into consideration in determining how often do roofs need replacing.

Also, remember that the degree of maintenance required varies depending on the types of roof. Some roofs will require only minimal maintenance while others will require constant upkeep. Metal roofs, for example, require only minimal upkeep while shingle roofs require more maintenance to continually perform at their best.

  • Weather conditions

What are the weather conditions in your area? Do you live in a state with bitterly cold winters? Or do you live in a state with a tropical humid climate? You need to be familiar with the climate conditions in your area and how they will affect your roof.

Always remember that some roofs are made to withstand harsh weather conditions while others are not suitable for a cold climate or extreme heat. While other roofs are weather and impact resistant, others cannot withstand constant strong winds and storms for a long period of time.

Even if your roof is a metal roof or a tile shingle roof, if they are constantly exposed to extreme weather conditions such as hurricanes and tornadoes, it is very likely that it will need replacement within a few years only. Similarly, even if you have an asphalt shingle roof installed, if it is not constantly battered by ferocious winds and storms, then it might even last longer than its estimated lifespan.
